How much will it cost to sell my home?
There are various costs that you will need to consider when selling your home. These include mortgage related costs, solicitors fees, stamp duty [ if applicable] estate agency fees and removal costs. How long will it take to sell my home?
The point of employing an estate agent is to market your home to achieve the best possible price in the shortest possible time” If you sell too quickly, how do you know you have achieved the best price? Is selling your home really as stressful as people say?

Should I sell or find first?
There is no right or wrong way! However, experience has shown you are more likely to be taken seriously once your home is on the market. Many people worry that that won’t be able to find a new home or panic into buying something they’re not really happy with because the pressure is on. At Parkland Estates we’ll work closely with you and find you a buyer who is willing to work to your timescales.

Should I take my home off the market once a buyer has been found?
Once a buyer has been found and properly qualified by your agent it is normally appropriate to cease further marketing of your home. But sometimes there are reasons that you may want to continue marketing and should this occur we would able
to discuss your concerns with you and together decide what action is right for you.

Can I make an offer before I have sold?
Of course! At Parkland Estates we treat every offer seriously and if you have found the home you desire then why not go for it. However, you should proceed with caution as your position would not be as strong as if you were sold and able to proceed.

What sort of survey should I have?
The type of survey you choose is a personal choice of which we would be happy to advice. There are 3 types of survey:

1) Valuation report – this is generally carried out by your lender to make sure your proposed purchase is worth the amount that you want to borrow.

2) Homebuyers report- This is a more detailed inspection of your proposed purchase and will point out which benefits both buyer and Lender.

3) Full Structural report – This is a full, in depth inspection of the property which is normally only required when a problem raised needs looking into further.

How do I know which solicitor to use?
At Parkland Estates we have a very close working relationship with several local solicitors and will be happy to assist
you in choosing the right one.

When can I collect my keys?
Your new keys can only be collected on the day that your sale completes unless you have arranged otherwise through
your solicitors.

Your solicitor will advise you and your agent once they have received funds which deem the transaction complete.
If your agent is holding the keys they will not be allowed to release them to you until authorised by your Sellers solicitor.
